Roof Repairs - Leaks found & fixed - New Roofs There are plenty of young good roofers out there that can convince you that your roof is bad, sell you a new roof, and slap it on for you. Finding and fixing leaks is a completely different skillset that requires many years of experience. I have been in the roofing business for well over 30 years. While I have my own "young good roofers" who can install a new roof when you need one, but most times all you need is a "tune-up" to keep your roof working. The design life of your existing roof is at least 25 years. Most are 30 years and some are 50 years. A "lifetime" roof is a marketing scam that usually prorates your roof down to 5% of the cost of the material ONLY, after 30 years and if you read the warranty closely, it really doesn't cover much of anything after 15 years. The trick is to maintain your roof. There are accessory items that wear out before the roof shingles, usually in about 15 years. Items such as vent pipe boots, caulking, flashing cement etc. start to fail and let moisture under the shingles which starts to rot the wood sheathing long before you notice a leak. By the time the leak shows up in the house, the damage is done and it's a major repair or replacement.
